Storage Central is a unique facility. The owner started the project with
a clear vision of what he wanted the facility to look like, and what
services and conveniences he wanted to provide. He went the extra mile
to make his dream a reality and Tech-Fast was there every step of the
way with support and guidance. All of the hard work invested in this
project has resulted in an astounding 80+ percent occupancy rate in just
10 months.
Located in Redmond, Oregon, this facility has an excellent location,
many unique features, a strong management team, and a dedicated owner
who had a vision.

Location
– A key element in providing visibility and customer convenience. |

Conveniently
located on a main street just 100’ from Hwy 97 at the entrance to
Redmond, Oregon, this facility enjoys high visibility. The freeway
on/off ramps are directly across from the facility and traffic impact
studies show that 35,000 cars pass by daily. To insure that passersby
notice the facility, it sports a distinctive green roof, the “Welcome to
Redmond” sign is located on the property, and the facility has adopted
the stretch of highway that passes the facility. These measures allow
the facility to be noticed by commuters, commercial truckers, and
traffic from the airport located on the other side of the freeway. |

A key feature of
this facility is the generous (4,800 sq. ft.) office building. The
private areas of this building include 2 managers’ apartments, a private
office, and storage for office/retail supplies. The public area includes
a 1,000 sq. ft. showroom floor, a large public restroom, and a waiting
area with seating, coffee, water and refreshments provided daily. |

The overall look of the facility was achieved by using 3 different types
of block to create a “layered” effect. Strategically placed stone
columns and planters camouflage utilities and enhance the overall
appearance of the facility. The signature roof color, lighting,
park-like landscaping, and a sculptured eave/gable trim (custom-designed
for this facility by Tech-Fast) complete the overall aesthetics. |

comfort. |

Flexible unit sizes and vaulted ceilings -
Storage Central customers store a wide variety of items, including:
Household goods, pharmaceuticals, motorcycles, boats, snowmobiles,
airplanes, semi trucks, motor homes, recreational and racing boats,
technology items, clay planters and figurines, small business supplies,
and clothing for a local organization that helps displaced women.
Tech-Fast provided movable partitions to give the facility the
flexibility to change unit sizes as needed. Vaulted ceilings increase
the interior storage space of each unit by 40-50%. |

Computerized radiant heat with thermostats for all buildings in the
office allows the owners and managers to monitor and
control the temperature in each building at all times. The heating
system even gives the owners the ability to heat only portions of the
building (as small as a 2 unit by 2 unit area). This made providing
climate control more economical during the rent-up phase of the project.
The heating system also makes it possible for pharmaceutical companies
to use the facility because they can depend on the stability of unit
temperatures. |
